Westport CT Housing and Real Estate Market Report Week of 3/3/14

There are now 256 homes that are actively on the market, and that represents a net gain of 16 homes from last week. These currently available properties have been listed for average of 106 days, with a cumulative market time of 182 days. The average list price is now $2,546,274 and the median price is now  $1,998,500.

Twenty-four listings came on the market in the last seven days, and eight properties came back on the market after being under deposit, or temporarily withdrawn. Ten properties had a price change.

Eight properties have gone under the initial deposit stage, which we call CTS, and nine properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these nine pending properties is $1,995,778. There are currently 31 homes in CTS status throughout Westport, and another 42 properties scheduled to close town-wide, with an average price of $1,915,452.

Closings:  There were eight single family home reported as sold in the last week, and were listed on average at $1,116,438, and sold with an average  market time of 103 days. There were 77 status changes in the last seven days.

Condos:  There are 11 condominiums that are available, and they have been listed an average of 58 days. Their average listing price is $719,000 and the median price is $749,000.

There was one new listing this week, and no homes came back on the market after being under deposit. There was one price change, and two properties entered into the initial stage of deposit.

No homes entered the pending stage of deposit.

There are two properties town-wide that are currently in CTS status, and one home is scheduled to close, which is listed at $682,500.

One sale was reported during the last week, and was listed at $925,000. There were four status changes reported.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 37 homes or apartments available. The median price is $3,500 per month and the average price is $4,772 per month. These year round rental opportunities have been on the market an average of 46 days.

There are 17 short-term rental opportunities that are available, and they have been on the market an average of just 21 days. Their average price is $21,041,  and the median price is $18,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Housing and Real Estate Market Report Week of 2/19/14

There are now 232 homes that are actively on the market, which is roughly the same as last week. These currently available properties have been listed for average of 111 days, with a cumulative market time of 191 days. The average list price is now $2,545,739, and the median price has gone up slightly to $1,997,000.

A new five bedroom colonial at 8 Bluewater Lane is the highest priced home for sale at $14,500,000, and the lowest available priced home is a two bedroom home on Crescent Park for $289,000.

Fourteen listings came on the market in the last seven days, and two homes came back on the market after being under deposit. Four properties had a price change.

Eleven properties have gone under the initial deposit stage, which we call CTS, and four properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these four pending properties is $1,274,125. There are currently 29 homes in CTS status throughout Westport, and another 38 properties scheduled to close town-wide, with an average price of $1,757,355.

Westport CT Housing and Real Estate Market Report Week of 2/12/14

There are now 234 homes that are actively on the market, which represents roughly a five percent increase from the prior week. These currently available properties have been listed for average of 106 days, with a cumulative market time of 191 days. The average list price is now $2,566,357, and the median price remains reasonably stable at $1,985,000.

A new five bedroom colonial at 8 Bluewater Lane is the highest priced home for sale at $14,500,000, and the lowest available priced home is a two bedroom home on Crescent Park for $289,000.

Twenty-nine new listings came on the market in the last seven days, and no homes came back on the market after being under deposit. Three  properties had a price change.

Eleven properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these 10 pending properties is $1,67,050. There are currently 24 homes in CTS status throughout Westport, and another 39 properties scheduled to close town-wide, with an average price of $1,692,985.

Closings:  There were four single family homes reported as sold in the last week, were listed on average at $1,367,225, and sold with an average market time of just 161 days. There were 63 status changes in the last seven days.

These currently available properties have been listed for average of 110 days, with a cumulative market time of 195 days. The average list price is now $2,549,056, and the median price remains reasonably stable at $1,999,000.

A new five bedroom colonial at 8 Bluewater Lane is the highest priced home for sale at $14,500,000, and the lowest available priced home is a two bedroom home on Crescent Park for $289,000.

Westport CT Housing and Real Estate Market Report Week of  1/21/2014

There are now 203  homes that are actively on the market,and inventory is gradually improving.  These currently available properties have been listed for average of 124 days, with a cumulative market time of 214 days. The average list price is now $2,574,886. The median price is fairly stable at $2,100,000.

A new five bedroom colonial at 8 Bluewater Lane is the highest priced home for sale at $14,500,000, and the lowest available priced home is a three bedroom ranch on Wassell  Lane for $160,000.

Eighteen new listings came on the market in the last seven days, and one home came back on the market after being under deposit. Five properties had a price change.

Four properties have gone under the initial deposit stage, which we call CTS, and four properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these four pending properties is $684,750.  There are currently 18 homes in CTS status throughout Westport, and another 32 properties scheduled to close town-wide, with an average price of $1,812,719.
