Westport CT Real Estate Market Report Week of May 15, 2012

There are now 383 homes that are actively on the market, and their average list price is  $2,025,673. These properties that are currently available  have been listed for average of 98 days, and the median price is now $1,325,000.

The highest asking price for all homes currently on the market is $19,900,000, and the lowest available priced home is $375,000.

Just nine new listings came on  the market in the last seven days, and one home came back on the market after being under deposit. Nineteen properties had a price change.

Twelve properties have gone under the initial deposit stage, which we call CTS, and eight properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these eight pending properties was $1,990.375.

Closings:  Eight homes were reported as sold in the last week, and their average list price was $1,670,500.  Average market time for these sold properties was 85 days. There were 65 status changes in the last seven days.

Condos: The condo market continues to lag far behind the single family home market, both in pricing and in market time. The anomaly is that the higher priced condominiums have been selling better than the entry level or mid ranged units as of late.

There are 18 condominiums that are available, and they have been listed an average of 172 days. Their average listing price is $598,416, and the median price is  $499,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $312,000.

There were two new listings this past week, and no properties came back on the market after being under deposit. No properties had a price change. No properties went into the CTS stage,  and one property entered into the pending stage of deposit, and was listed at $829,000.

One condominium was reported as sold in the last seven days, adn was listed at $850,000. There were four status changes.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 84 homes or apartments available. The median price is  $3,950 per month and the average price is $5,576 per month. These year round rental opportunities have been on the market an average of 52 days.

There are now 57 short-term rental opportunities that are available, and they have been on the market an average of 46 days.  Their  average price is $17,693, and the median price is $12,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Westport CT Real Estate Market Update Week of May 7, 2012

There are now 378 homes that are actively on the market, and their average list price is  $2,037,920. These properties that are currently available  have been listed for average of 95 days, and the median price is now $1,337,000.

The highest asking price for all homes currently on the market is $19,900,000, and the lowest available priced home is $375,000.

Thirty-two new listings came on  the market in the last seven days, and one home came back on the market after being under deposit. Eighteen properties had a price change.

Eighteen properties have gone under the initial deposit stage, which we call CTS, and ten properties went into pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

The average price of these ten pending properties was $1,658,200. 

Closings:  Ten homes were reported as sold in the last week, and their average list price was $2,092,190.  Average market time for these sold properties was 137 days. There were 104 status changes in the last seven days.


Condos: There are 17 condominiums that are available, and they have been listed an average of 176 days. Their average listing price is $627,205, and the median price is  $524,000. The highest priced condo in town is listed at $1,295,000 and the lowest offering price is $312,000.

There were two new listings this past week, and no properties came back on the market after being under deposit. No properties had a price change. Two properties went into the CTS stage,  and one property entered into the pending stage of deposit, and was listed at $998,000.

No condominiums were  reported as sold in the last seven days. There were five status changes.

Rentals: If you are interested in renting year round, either furnished or unfurnished, there are 83 homes or apartments available. The median price is  $4,075 per month and the average price is $5,773 per month. These year round rental opportunities have been on the market an average of 49 days.

Westport CT Single Family and Condominium Sales April 2012

There were 18 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of April, 2012.


The average sales price was $1,416,944 and the average market time was 117 days.


Total closed Sales Volume for the month of April 2012 was $25,505,000


There were 2 condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Westport during the month of April, 2012.


The average sales price was $632,500 and the average market time was 29 days.


Total closed Condominium  Sales Volume for the month of April 2012 was $1,265,000

There are now 358 homes that are actively on the market, and their average list price is  $2,073,049. These properties that are currently available  have been listed for average of 100 days, and the median price is now $1,362,000.

The highest asking price for all homes currently on the market is
$19,900,000, and the lowest available priced home is $375,000.

Twenty-two new listings came on  the market in the last seven days, and one home came back on the market after being under deposit. Fourteen properties had a price change.

Seventeen properties have gone under the initial deposit stage, which we call
CTS, and fifteen properties went into pending status, which means that the
conditions have been satisfied, and the property is scheduled to close.

The average price of these fifteen pending properties was $1,774,333 and they
were on the market an average of 122 days.

Closings:  Five homes were reported as sold in the last week, and their
average list price was $1,219,580.  Average market time for these sold
properties was 124 days. There were 78 status changes in the last seven
days.


Condos: There are 16 condominiums that are available, and they have
been listed an average of 176 days. Their average listing price is
$673,093,  and the median price is  $574,750. The highest priced condo in
town is listed at $1,295,000 and the lowest offering price is $335,000.

There was one new listing this past week, and no properties came back on the market after being under deposit.  Two properties had a price change. Three properties went into the CTS stage,  and three properties entered into the pending stage of deposit.

The average price of the three pending properties was $654,667 and they were on the market an average of 103 days.

No condominiums were  reported as sold in the last seven days. There were nine status changes.

Rentals: If you are interested in renting year round, either furnished or
unfurnished, there are 76 homes or apartments available. The median price
is  $4,025 per month and the average price is $5,604 per month. These year round
rental opportunities have been on the market an average of 58 days.

There are now 57  short -term rental opportunities that are available, and they
have been on the market an average of 41 days.  Their  average price is
$18,690, and the median price is $12,500. Please note that seasonal rental
prices are sometimes listed as an aggregate price for the season, or they
can be listed as per the monthly rental cost.
