Southport CT Housing and Real Estate Market Report Week of 9/14/14

The median list price is now $1,199,900. As of this morning, there are 45 homes are now actively been on the market,  for an average of 126 days, and an average *cumulative market time of 234 days, and they are listed at an average price of $1,613,031.

The highest priced home for sale in the Southport area of town is listed at $7,350,000 and the lowest priced available single family home is $586,000.

Four new listings came on the market this week, and one home came back on the market after being under deposit. There was one property that had a price change, and one home has gone under the initial deposit stage, which we call CTS. No properties went into Pending status, which means that the conditions have been satisfied.

SOUTHPORT DEPOSITS: There are four homes currently under the beginning stage of deposit ( CTS status), and seven homes scheduled to close, that have an average list price of $736,286.

CLOSINGS: There were two closings reported in the past week, and were listed on average at $1,374,000.  There were 10 status changes in the last seven days.

Fairfield CT Housing and Real Estate Market Report Week of 9/14/14

Fairfield's market has slowed over the last 45 days, but it is still fairly active in varying price pockets.

There are currently 488 homes that are actively on the market, and the median list price in Fairfield is fairly stable at $799,000. Current inventory has been available an average of 116 days, with  an *average cumulative market time of 179 days. Single family homes are listed at an average price of $1,364,300. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $149,900.

Forty-six new listings came on the market in the past seven days, and seven homes came back on the market after being under deposit. There were 46 properties that had a price change. Ten properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $504,662.


TOWNWIDE DEPOSITS:  There are 41 homes currently in CTS status, and an additional 67 properties that are scheduled to close with an average price of $816,315.

CLOSINGS: Sixteen properties were reported as sold this past week, and they had an average list price of $849,297 with an average market time of 108 days. There were 155 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 38 condos that are available is $462,000.  These properties have been listed an average of 85 days, with a cumulative market time of 96 days, and have an average price of $542,574.

Three new listings came on the market this week, and no homes came back on the market after being under deposit. Five properties had a price change. In the last week, three properties went into CTS status, and three properties went into pending status.

TOWNWIDE DEPOSITS: There are 11 properties in the  initial stage of deposit, and an additional 11 properties scheduled to close, and their average price is $565,505.

CLOSINGS: Four properties were reported as closed in the last week, and were listed on average at $521,625. There were 21 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 89 homes or apartments available. The median monthly price is $2,600 and the average price is $3,441 per month. These year round rental opportunities have been on the market an average of 49 days.

There are 18 seasonal  rentals available throughout Fairfield that have been on the market an average of 170 days, and at an average price of $7,728.  The median price of both furnished and unfurnished seasonal rentals is $5,800. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Housing and Real Estate Market Report Week of 6/23/14

Fairfield's market has slowed over the last 45 days, but it is still fairly active in varying price pockets.

There are currently 505 homes that are actively on the market, and the median list price in Fairfield has decreased to $799,000. Current inventory has been available an average of 107 days, with  an *average cumulative market time of 170 days. Single family homes are listed at an average price of $1,402,335. The highest priced home for sale in town is listed at $62,000,000 and the lowest priced available single family home is $199,900.

Thirty-seven new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 38 properties that had a price change. Fourteen properties have gone under the initial deposit stage, which we call CTS, and 26 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $834,262.


TOWNWIDE DEPOSITS:  There are 62 homes currently in CTS status, and an additional 107 properties that are scheduled to close with an average price of $809,951.

CLOSINGS: Twenty-seven properties were reported as sold this past week, and they had an average list price of $759,070 with an average market time of 106 days. There were 163 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 59 condos that are available is $479,000.  These properties have been listed an average of 91 days, with a cumulative market time of 92 days, and have an average price of $518,268.

Six new listings came on the market this week, and two homes came back on the market after being under deposit. Two properties had a price change. In the last week, one property went into CTS status, and two properties went into pending status.

TOWNWIDE DEPOSITS: There are eight properties in the  initial stage of deposit, and an additional 14  properties scheduled to close, and their average price is $465,950.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $584,250. There were 16 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 83 homes or apartments available. The median monthly price is $2,900 and the average price is $3,499 per month. These year round rental opportunities have been on the market an average of 42 days.

There are 18 seasonal  rentals available throughout Fairfield that have been on the market an average of 133 days, and at an average price of $5,389.  The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.
