Norwalk CT Real Estate Market Report Week of May 15, 2012

NORWALK CT HOMES:  The Norwalk market remains uncertain, even in the traditional spring market. There are now 457 homes that are actively on the market. The currently available homes have been on the market an average of 106 days and are listed at an average price of $722,732, and the median list price in Norwalk is $426,938.

The highest priced home for sale in the city is listed at $5,395,000 and the lowest priced home available is $108,900.

Twenty-nine new listings came on the market this week, and three homes came back on the market after being under deposit. There were 14 properties that had a price change. Twenty-seven  properties have gone under the initial deposit stage, which we call CTS, and  15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $606,247.

TOWNWIDE PENDINGS: There are 83 properties scheduled to close, and their average price is $630,586.

CLOSINGS: Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $868,050 and were on the market an average of 109 days. There were 116 status changes in the last week.

NORWALK CT CONDOS: The 220 condominiums that are available in Norwalk are listed at an average price of $288,852 and have been on the market an average of 136 days. The median price of a condo in Norwalk is $217,499. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

There were four new listings this week, and one home came back on the market after being under deposit. There were 10 properties that had a price change. In the last week, seven properties went into CTS status, and eight properties went into pending status. Their average list price was $227,963.

TOWNWIDE PENDINGS: There are 36 properties scheduled to close, and their average price is $246,297.

CLOSINGS: There were two condominiums that were reported as closed in the last week, and they were listed on average at $157,450.  Average market time was 155 days. There were 33  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 155 homes or apartments available. The median monthly price is $1,650 and the average price is $2,246 per month. These year round rental opportunities have been on the market an average of 43 days.

There are three seasonal rentals available at this time, andare listed on average at $7,300. The median price is $3,450, and  average market  time is 11 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures

Norwalk CT Real Estate Market Update Week of May 7, 2012

NORWALK CT HOMES:  The Norwalk market is still unsettled, even in the traditional spring market. There are now 446 homes that are actively on the market. The currently available homes have been on the market an average of 107 days and are listed at an average price of $701,475, and the median list price in Norwalk is $428,938.

The highest priced home for sale in the city is listed at $4,650,000 and the lowest priced home available is $108,900.

Eighteen new listings came on the market this week, and four homes came back on the market after being under deposit. There were twenty-three properties that had a price change. Twenty-eight  properties have gone under the initial deposit stage, which we call CTS, and  22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $533,432.

TOWNWIDE PENDINGS: There are 84 properties scheduled to close, and their average price is $654,934.

CLOSINGS: Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $696,175 and were on the market an average of 137 days. There were 119 status changes in the last week.

NORWALK CT CONDOS: The 223 condominiums that are available in Norwalk are listed at an average price of $288,367 and have been on the market an average of 132 days. The median price of a condo in Norwalk is $217,400. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

There were 11 new listings this week, and one home came back on the market after being under deposit. There were 11 properties that had a price change. In the last week, nine properties went into CTS status, and seven properties went into pending status. Their average list price was $266,486.

TOWNWIDE PENDINGS: There are 31 properties scheduled to close, and their average price is $245,254.

CLOSINGS: There were six condominiums that were reported as closed in the last week, and they were listed on average at $307,933.  Average market time was 109 days. There were 56  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 145 homes or apartments available. The median monthly price is $1,625 and the average price is $2,218 per month. These year round rental opportunities have been on the market an average of 43 days.

There is one seasonal rental available at this time, and it is listed at $15,000. The median price is $15,000, and market  time is 14 days. PLEASE NOTE: Seasonal rental prices are sometimes listed as the price for the entire term, and not as monthly rental figures

Norwalk CT Single Family and Condominium Sales April 2012

There were 40 single family home sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of April, 2012.


The average sales price was $490,358 and the average market time was 134 days.


Total closed Sales Volume for the month of April 2012 was $19,614,350


There were 11 condominium sales reported through the Greater Fairfield County Multiple Listing System in the city of Norwalk during the month of April, 2012.

 


The average sales price was $183,114 and the average market time was 113 days.


Total closed Condominium  Sales Volume for the month of April 2012 was $2,014,263

The highest priced home for sale in the city is listed at $4,650,000 and the lowest priced home available is $108,900.

Twenty-three new listings came on the market this week, and six homes came back on the market after being under deposit. There were twenty-six properties that had a price change. Twenty properties have gone under the initial deposit stage, which we call CTS, and  fourteen properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $945,050.

TOWNWIDE PENDINGS: There are 74 properties scheduled to close, and their average price is $694,705.

CLOSINGS: Twelve single family homes were reported as sold in the last seven days. These homes had an average list price of $364,300 and were on the market an average of 152 days. There were 120 status changes in the last week.

NORWALK CT CONDOS: The 217 condominiums that are available in Norwalk are listed at an average price of $287,237 and have been on the market an average of 133 days. The median price of a condo in Norwalk is $214,900. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.

The highest priced home for sale in the city is listed at $4,650,000 and the lowest priced home available is $108,900.

Ternty-four new listings came on the market this week, and two homes came back on the market after being under deposit. There were seventeen properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and  fifteen properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $797,787.

TOWNWIDE PENDINGS: There are 75 properties scheduled to close, and their average price is $643,908.

CLOSINGS: Fourteen single family homes were reported as sold in the last seven days. These homes had an average list price of $465,914 and were on the market an average of 129 days. There were 99 status changes in the last week.

NORWALK CT CONDOS: The 219 condominiums that are available in Norwalk are listed at an average price of $290,768 and have been on the market an average of 127 days. The median price of a condo in Norwalk is $219,9950. The highest priced condominium for sale in the city is listed at $2,500,000 and the lowest priced condo available is $35,500.
