Easton CT Weekly Housing and Real Estate Market Report Week of 11/12/13

EASTON CT HOMES: There are now 82 actively listed homes on the market. These homes have been  available an average of 134 days, and have  a *cumulative market time of 211 days. These properties are listed at an average price of $921,250, and the median price in Easton is currently $782,000. The highest available listed home price is $3,595,000 and the lowest price is $189,900.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. Six properties had a price change. Three properties have gone under the initial deposit stage, (which we call CTS) and two homes went into  pending status, (which means that the conditions have been satisfied)

TOWNWIDE DEPOSITS: There are  nine properties in CTS status, and 10  properties in pending status that are scheduled to close, with an average list price of $614,630.

CLOSINGS: No properties were reported as sold this past week. There were 17 status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the average price of the  eight homes available is $3,406 per month. These homes are listed at a median  price of $3,300 per month, and have been on the market approximately 58 days.

Easton CT Real Estate Weekly Real Estate Market Report 11/1/2011

EASTON CT HOMES: Inventory is somewhat stable after a jump a few weeks go at 94 homes that are actively on the market. They have been available for 123 days and are listed at an average price of $821,192. The median price in Easton is now $649,900. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate:exactly the same as last week at 12.82 months. The goal for a neutral market in Easton is about eight months.

No new listings came on the market  this week, and no homes came back on the market after being under deposit. Two properties had a price change. One property has gone under the initial deposit stage, and two homes went into  pending status, (which means that the conditions have been satisfied).They were listed on average at $379,950 and were on the market for 46 days

CLOSINGS: One property was reported as sold this past week, and it was listed at  $989,000. It was on the market for 124 days.There were eight status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $2,400 per month. There are eleven homes or apartments available, and they are listed at an average price of $3,075 per month, and have been on the market approximately 67 days.

Easton CT - Weekly Real Estate Market Statistics Report - October 4, 2011

EASTON CT HOMES: The market is changing here, and I think its a bit more than just a seasonal adjustment.  As of this morning, there are  91 homes actively on the market for 120 days and are listed at an average price of $824,450. The median price in Easton has continued to dip from  a few weeks ago, and is down another $30,000 from just last week to $639,450. The highest available listed home price is $2,398,000 and the lowest price is $294,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate: 12.43 months, and down over the last few weeks. The goal for a neutral market in Easton is about eight months.

Three new listings came on the market  this week, and no homes came back on the market after being under deposit, and six properties had a price change. One property has  gone under the initial deposit stage, and no homes went into  pending status, (which means that the conditions have been satisfied).

There are currently 8 homes townwide in Pending status, and their average price is $816,218.

CLOSINGS: Three properties were reported as sold this past week, and were listed at an average price of $673,300. their average market time was 111 days. There were 18 status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $2,375 per month. There are seven homes or apartments available, and they are listed at an average price of $2,792 per month, and have been on the market approximately 67 days.

Easton CT Real Estate Market Conditions, Forecast and Advice -10/2011

Easton, Connecticut  is a small scenic town of 27 square miles and approximately 7,600 residents living in  2550 households. Incorporated in 1847, just over 25 percent of the current housing stock was built prior to 1950. Approximately 93 percent of the homes are owner occupied.

I am pleased to present to you my real estate market predictions and buying and selling advice for Easton, CT. My experience spans over 26 years, and I have seen hot markets come and go, and bad markets come and go. I always find it funny how the media predicts that the real estate market is going up or down in the state, but you know as well as I do, that  each town has its own type of market, and within the town, there are areas that sell faster than others, and homes on particular streets that sell  slower than others. You really cannot generalize the market in a rational way. Deciphering the real estate market, is, and has to be, local and historical.

With that being said, I offer my opinions on the market for the coming months. Everyone's particular situation is different, and  if you need to buy or sell in Easton at a particular time, then you should do it. You should also contact me to assist you! (OK, Shameless plug) You know people have been asking me for years, "what do you think is going to happen in the real estate market?" and I say, "Well, if I knew that, I probably wouldn't be selling real estate, because I would have some type of amazing talent that NO ONE has ever possessed" That being said, I AM very good at numbers, statistics, and forecasting, so after doing extensive research, calculations, and taking into account the current economic climate, I present to you the following:
 
State of the Market: I don't see Easton's real estate market picking up in any considerable way any time soon. Easton's second quarter sales were almost dismal, but the third quarter picked up considerably, and the median price of the homes that sold rose by nearly $100,000. That's not to say that homes across the board rose in value. It just means that  the homes that sold were in a higher price range than they were in the previous quarters.

What's Ahead in General: Current sales over the last quarter average about 6 per month, but I expect that to drop in the final quarter to four or  five sales per month on average at best. Bottom Line: Price your home correctly and it will sell. There is a fourteen month housing supply in town, so make smart and informed decisions. By the way, waiting for the so called "Spring Market" and starting the selling process in February or March or April isn't going to make your home more salable-. There will be more competion than there already is.

ADVICE FOR SELLERS: Is there a better time to sell your home in Easton? Yes, actually, in my opinion- whenever you are ready. The market isn't changing anytime soon. You won'tlose money now or gain money later. If you want to sell your home, first of all, price it correctly right from the get go. No fooling around, don't put a "little play" in the price for negotiation.

ADVICE FOR BUYERS: Short and Simple. The time is Now, now, now, NOW! If you are looking to buy in Easton CT, I would get going on it right away! Immediately! I believe prices will remain level, and if a home goes up for sale between now and the end of the year, those sellers really need to sell. It's not the time for  homeowners  to"fish for the best price". Negotiate, too. You have the power!

BEST BETS FOR BUYERS AND SELLERS: Five bedroom homes, homes priced within the $500,000-$600,000 and $700,000-$800,000 range.

Easton CT - Weekly Real Estate Market Statistics Report - August 23, 2011

EASTON CT HOMES: As of this morning, there are  96 homes actively on the market for 118 days and are listed at an average price of $888,930. The median price in Easton is $691,950. The highest available listed home price is $2,498,000 and the lowest price is $299,000.

Four new listings came on the market  this week, and no homes came back on the market after being under deposit.  Three properties had a price change, and three properties have  gone under the initial deposit stage. Two homes went into  pending status, (which means that the conditions have been satisfied). CLOSINGS: Two properties sold this past week and were listed at  an average price of $669,450 and took an average of 86 days to sell. There were 19 status changes in the last week.

EASTON CT CONDOS: There are no condominiums in Easton.

RENTALS: If you are looking for a rent in town, the median price is $2,375 per month. There are eleven homes or apartments available, and they are listed at an average price of $3,113 per month, and have been on the market approximately 50 days.
