Fairfield CT Weekly Housing and Real Estate Report for 8/20/2013

FAIRFIELD CT HOMES: There are currently 383 homes that are actively on the market, and the median list price in Fairfield is now $800,000. These homes have been available an average of 123 days, with  an *average cumulative market time of 195 days, and are listed at an average price of $1,217,319. The highest priced home for sale in town is listed at $11,900,000 and the lowest priced available single family home is $190,000.

Sixteen  new listings came on the market in the past seven days, and eight homes came back on the market after being under deposit. There were 26 properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and 16 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $733,775.


TOWNWIDE DEPOSITS:  There are 60 homes currently in CTS status, and an additional 88 properties that are scheduled to close with an average price of $1,035,245.

CLOSINGS: Thirty properties were reported as sold this past week, and they had an average list price of $713,937 with an average market time of 121 days. There were 116 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $422,500.  These properties have been listed an average of 114 days, with a cumulative market time of 174 days, and have an average price of $564,030. The highest list price for a condo in town is $2,990,000 and the lowest priced condominium available is $150,000.


Three  new listings came on the market this week, and one home came back on the market after being under deposit. Two properties had a price change. In the last week, one property went into CTS status, and one property  went into pending status.

TOWNWIDE DEPOSITS: There are 10 properties in the  initial stage of deposit, and an additional five properties scheduled to close, and their average price is $459,282.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $389,000. There were 10 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 81 homes or apartments available. The median monthly price is $2,600 and the average price is $3,627 per month. These year round rental opportunities have been on the market an average of 43 days.

There are eight seasonal or summer rentals available throughout Fairfield that have been on the market an average of 71 days, and at an average price of $17,025.  The median price of both furnished and unfurnished seasonal rentals is $6,650. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Weekly Housing and Real Estate Report 8/7/13

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,299,000. As of this morning, there are 54 homes that have actively been on the market for an average of 131 days, and an average *cumulative market time of 284 days, which are listed at an average price of $2,139,681.

 



The highest priced home for sale in the Southport area of town is listed at $11,900,000 and the lowest priced available single family home is $579,000.

Three new listings came on the market this week, and one home came back on the market after being under deposit. There were two properties that had a price change, and one home has gone under the initial deposit stage, which we call CTS. Three properties went into Pending status, which means that the conditions have been satisfied. and were listed on average at $909,667.

SOUTHPORT DEPOSITS: There are five homes currently under the beginning stage of deposit ( CTS status) , and 11 homes  scheduled to close, that have an average list price of $1,961,636.

CLOSINGS: There were three closings reported in the past week, and were listed on average at $919,300. There were 14 status changes in the last seven days.

FAIRFIELD CT HOMES: There are currently 390 homes that are actively on the market, and the median list price in Fairfield is now $809,500. These homes have been available an average of 114 days, with  an *average cumulative market time of 189 days, and are listed at an average price of $1,231,582. The highest priced home for sale in town is listed at $11,900,000 and the lowest priced available single family home is $190,000.

Twenty-three new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 28 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 20 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $865,310.


TOWNWIDE DEPOSITS:  There are 70 homes currently in CTS status, and an additional 100 properties that are scheduled to close with an average price of $987,240.

CLOSINGS: Thirty-nine properties were reported as sold this past week, and they had an average list price of $706,938 with an average market time of 80 days. There were 192 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 40 condos that are available is $447,450.  These properties have been listed an average of 111 days, with a cumulative market time of 179 days, and have an average price of $570,683. The highest list price for a condo in town is $2,990,000 and the lowest priced condominium available is $159,000.


Two  new listings came on the market this week, and one home came back on the market after being under deposit. Four properties had a price change. In the last week, two properties went into CTS status, and no properties  went into pending status.

Fairfield CT Real Estate Market Report Week of January 7, 2013

FAIRFIELD CT HOMES: There are currently 240 homes that are actively on the market, and the median list price in Fairfield is now $804,00. These homes have been available an average of 138 days, with  an *average cumulative market time of 240 days, and are listed at an average price of $1,293,819. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $180,000.

Twenty new listings came on the market in the past seven days, and seven homes came back on the market after being under deposit. There were thirteen properties that had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $523,720.


TOWNWIDE DEPOSITS:  There are 19 homes currently in CTS status, and an additional 60 properties that are scheduled to close with an average price of $719,632.

CLOSINGS:  Four properties were reported as sold this past week, and they had an average list price of $549,125 with an average market time of 129 days. There were 105 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 27 condos that are available is $449,900.  These properties have been listed an average of 151 days, with a cumulative market time of 222 days, and have an average price of $461,540. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $163,888.

One new listing came on the market this week, and no homes came back on the market after being under deposit. One property had a price change. In the last week, one property went into CTS status, and no properties  went into pending status.

TOWNWIDE DEPOSITS: There are two properties in the  initial stage of deposit, and an additional 10 properties scheduled to close, and their average price is $368,440.

CLOSINGS: One property was reported as closed in the last week, and was listed at $185,000. There were 12 status changes for the week.

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,395,000. As of this morning, there are 32 homes that have actively been on the market for an average of 164 days, and an average *cumulative market time of 346 days, which are listed at an average price of $2,635,109.

 



The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $425,000.
