Fairfield CT Real Estate Market Report Week of December 24, 2012

FAIRFIELD CT HOMES: There are currently 260 homes that are actively on the market, and the median list price in Fairfield is now $799,250. These homes have been available an average of 146 days, with  an *average cumulative market time of 253 days, and are listed at an average price of $1,373,437. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $169,000.

Four new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were three properties that had a price change. Seven properties have gone under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $647,725.


TOWNWIDE DEPOSITS:  There are 24 homes currently in CTS status, and an additional 49 properties that are scheduled to close with an average price of $833,190.

CLOSINGS:  Fourteen properties were reported as sold this past week, and they had an average list price of $700,707 with an average market time of 102 days. There were 52 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 29 condos that are available is $449,900.  These properties have been listed an average of 152 days, with a cumulative market time of 215 days, and have an average price of $459,538. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $163,888.

One new listing came on the market this week, and no homes came back on the market after being under deposit. One property had a price change. In the last week, no properties went into CTS status, and two properties  went into pending status. They were listed on average at $174,750.

TOWNWIDE DEPOSITS: There is one property in the  initial stage of deposit, and an additional 11 properties scheduled to close, and their average price is $369,336.

CLOSINGS: One property was reported as closed in the last week, and was listed at $246,000. There were six status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 57 homes or apartments available. The median monthly price is $2,200 and the average price is $3,565 per month. These year round rental opportunities have been on the market an average of 87 days.

There are 17 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 165 days, and at an average price of $6,835.  The median price of both furnished and unfurnished seasonal rentals is $4,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Report Week of December 24, 2012

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,395,000. As of this morning, there are 32 homes that have actively been on the market for an average of 164 days, and an average *cumulative market time of 346 days, which are listed at an average price of $2,635,109.

 



The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $425,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change, and one home has gone under the initial deposit stage, which we call CTS. Two properties went into Pending status, which means that the conditions have been satisfied. and were listed on average at $910,000.

SOUTHPORT DEPOSITS: There arre two homes currently under the beginning stage of deposit ( CTS status) , and seven homes  scheduled to close, that have an average list price of $1,024,000.

CLOSINGS: There were two closings reported in the past week, and were listed on average at $1,246,500. There were seven status changes in the last seven days.

FAIRFIELD CT HOMES: There are currently 268 homes that are actively on the market, and the median list price in Fairfield has edged up slightly to $813,750. These homes have been available an average of 141 days, with  an *average cumulative market time of 246 days, and are listed at an average price of $1,378,363. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $169,000.

Fourteen new listings came on the market in the past seven days, and five homes came back on the market after being under deposit. There were seven properties that had a price change. Nine properties have gone under the initial deposit stage, which we call CTS, and five properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $673,184.


TOWNWIDE DEPOSITS:  There are 26 homes currently in CTS status, and an additional 54 properties that are scheduled to close with an average price of $821,115.

CLOSINGS:  Twenty properties were reported as sold this past week, and they had an average list price of $599,865 with an average market time of 120 days. There were  77 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 29 condos that are available is $449,900.  These properties have been listed an average of 147 days, with a cumulative market time of 210 days, and have an average price of $458,520. The highest list price for a condo in town is $799,000 and the lowest priced condominium available is $163,888.

Southport CT Real Estate Market Report Week of December 17, 2012

SOUTHPORT CT HOMES:  Southport's median list price is holding steady at $1,395,000. As of this morning, there are 35 homes that have actively been on the market for an average of 154 days, and an average *cumulative market time of 324 days, which are listed at an average price of $2,471,240.

 



The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $325,000.

Four new listings came on the market this week, and one home came back on the market after being under deposit. There was one property that had a price change, and one home has gone under the initial deposit stage, which we call CTS. One property went into Pending status, which means that the conditions have been satisfied. it was listed  at $1,475,000.

SOUTHPORT DEPOSITS: There is one home currently under the beginning stage of deposit ( CTS status) , and no homes  scheduled to close.

CLOSINGS: There was one closing reported in the past week, and the home was listed at $1,998,000. There were 11 status changes in the last seven days.

FAIRFIELD CT HOMES: There are currently 271 homes that are actively on the market, and the median list price in Fairfield remains at $799,000. These homes have been available an average of 139 days, with  an *average cumulative market time of 240 days, and are listed at an average price of $1,360,748. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $169,000.

Twelve new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were eight properties that had a price change. Nine properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $743,571.


TOWNWIDE DEPOSITS:  There are 27 homes currently in CTS status, and an additional 67 properties that are scheduled to close with an average price of $759,472.

CLOSINGS:  Thirteen properties were reported as sold this past week, and they had an average list price of $576,877 with an average market time of 96 days. There were  74 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 30 condos that are available is $464,700.  These properties have been listed an average of 147 days, with a cumulative market time of 208 days, and have an average price of $464,866.
